Online Estate Agent Reveals Shocking Awareness of Renting Laws

Did you know that it’s illegal to evict somebody without handing them 2 months’ notice? Well 37 per cent of tenants and 16 per cent of landlords didn’t, according to the latest research from the online estate agents team here at LetBritain.

Or, did you know that rents must be justifiable and comparable to those in the local area? A staggering 27 per cent of landlords and 50 per cent of tenants didn’t have the first clue about this law.

In our latest piece of ground breaking rental sector research, which has since been covered by The Times and The Independent among others, we uncover some startling truths about how little people know about the laws of renting in Britain today.

The statistics

Here’s a closer look at some of the shocking statistics that our research unearthed:

  • 28 per cent of tenants and 12 per cent of landlords had no idea that landlords legally have to provide at least 24 hours’ notice before entering the property.

 

 

  • 34 per cent of tenants and 12 per cent of landlords had no idea that the tenant’s deposit must be protected under a Tenancy Deposit Scheme and returned within 10 days of tenancy termination.

What does this mean for landlords and tenants?

More shocking perhaps than the volume of tenants who are unaware of the basic rights to which they are entitled, is the smaller but significant contingent of landlords who are equally unaware of the basic rights and services that they are obligated to provide.

Letting legislation is by no means simple – we can understand why people could have trouble getting their heads around it. But landlords who wish to avoid any messy legal trouble need to know the basic services that they’re expected to provide.
